Guest Use Agreement & Comprehensive Liability Waiver Applies to All Guests, All Amenities, and All Property Conditions Includes Community Pool, Hot Tub, Beach Access & Environmental Risks By booking this property, you and all members of your party acknowledge and accept the following terms. This agreement is binding upon all guests associated with the reservation. 1. COMMUNITY POOL & HOT TUB – USE AT YOUR OWN RISK The pool and hot tub are community amenities maintained by the property’s homeowners association (HOA). They are unsupervised and used entirely at your own risk. All guests must comply with posted HOA rules including hours, maximum occupancy, safety policies, and behavior standards. Temporary closures may occur without refund due to weather, maintenance, or public health guidance. 2. WATERBORNE ILLNESS & LEGIONNAIRES’ DISEASE NOTICE Legionella bacteria, which can cause Legionnaires’ disease (a potentially serious form of pneumonia), may exist in water systems, including but not limited to: Pools or hot tubs Showers, faucets, sinks Cooling systems or HVAC units Sprinklers, decorative fountains, or other plumbing fixtures While the host and HOA adhere to industry-standard maintenance practices, no system is guaranteed to be free of Legionella or other waterborne pathogens. By staying at this property and using any water system, you acknowledge and accept: The inherent risk of exposure to Legionella and other environmental bacteria That guests who are immunocompromised, elderly, smokers, or have chronic respiratory or kidney conditions may be at higher risk That you voluntarily assume all risks related to such exposure and waive liability to the maximum extent permitted by Maryland law 3. GENERAL SAFETY RULES – POOL, HOT TUB & BEACH No lifeguard is on duty. Children must be supervised at all times. No diving, running, or glass containers allowed near the pool or hot tub. Use of alcohol or drugs while using these amenities is prohibited. Limit hot tub use to 15 minutes. Consult a doctor before using the hot tub if pregnant, elderly, or suffering from heart, blood pressure, or respiratory conditions. 4. BEACH ACCESS & OCEAN HAZARD NOTICE The property provides access to a public or semi-private beach. There are no lifeguards. Swim at your own risk. Ocean hazards include: Riptides and strong currents (which can be fatal even for strong swimmers) Sharks, jellyfish, and other marine wildlife Floating debris, rough surf, and changing weather conditions Guests are responsible for supervising minors and ensuring safe behavior at the beach. Do not swim alone, and avoid swimming at dawn/dusk or after storms. 5. PROPERTY CONDITIONS & ENVIRONMENTAL RISKS The property may include stairs, walkways, decks, uneven terrain, insects, wildlife, and other natural features. Guests should use caution outdoors, especially at night or after rainfall. The host is not responsible for injury or illness related to natural hazards, allergic reactions, slips, or animal encounters. 6. RELEASE OF LIABILITY & INDEMNIFICATION To the maximum extent permitted by Maryland law, you and your guests agree to: Waive, release, and discharge the host, property owner, manager, and affiliates from any and all liability or claims for: Injury, illness (including Legionnaires’ disease), or death Property damage or loss Emotional distress Exposure to natural, biological, or environmental hazards This includes incidents arising from: Use of the pool, hot tub, or beach Water or HVAC systems on or near the property Acts of nature, third parties, or HOA-controlled spaces This waiver covers ordinary negligence but not gross negligence or intentional misconduct, which cannot be waived under Maryland law. You further agree to indemnify and hold harmless the host for any damages, legal claims, or expenses arising from your own or your guests’ misuse of the property, failure to follow rules, or violation of community policies. 7. The location was exactly what we needed. 5 kids walking directly out to the beach made the vacation! We LOVED the music from Ashore next door and the bar/restaurant so conveniently located. The unit itself is beautiful, the building is older (as are all the high rises) and could use some TLC. Would stay again.

We absolutely loved our stay! The condo was in great condition and check-in and check out was easy. The host was very responsive to any questions I had. The location is amazing. There’s so much to do in the area and so many restaurants. Plus it’s right on the beach! The sound proof windows and blackout curtains were especially helpful for putting the kids to sleep. Would definitely recommend staying here!

Courtney was wonderful to work with. She promptly responded to our questions. Large picture windows abound in this luxurious corner condo. The sleek, contemporary decor was very comfortable. Equipped with LG appliances, the open concept kitchen, dining and living area had plenty of space. All three bedrooms were large, with comfortable mattresses, bedding, black out draperies and wall mounted televisions. The primary bedroom has an en suite bathroom. A second full bath is located in a hallway off the main living area. There are two large balconies with seating for 6 on each one. THE UNOBSTRUCTED 7th floor oceanfront view from both the living area and the primary suite were EXCEPTIONAL! This is by far our BEST Airbnb experience to date.

Courtney and Josh are great hosts and very responsive! This was our first time using Airbnb and we would absolutely book this property again! The views were amazing with the ocean balcony on one side of the unit and the bayside balcony on the other. Perfect for watching sunrises and sunsets! Beautiful decor throughout the unit. Plenty of extra blankets and pillows if needed. Very spacious showers! Plenty of closets and dressers! The kitchen had everything we needed for cooking on site. Beds were very comfortable. Great assigned parking spaces and only steps from the beach! This unit is definitely worth booking!

Our family enjoyed our stay. The balcony overlooking the beach was perfect. Just a few minor glitches: 1. Had to have owner provide more wash clothes, and didn't feel like enough bath towels were provided. 2. The pool was closed due to maintenance. 3. Ocean front balcony required additional cleaning upon arrival. The condo building looks like it could use some updating, but the actual condo itself has been upgraded and is nicely decorated.

The condo was SO cute. It was clearly recently redone with lovely finishes. The view is amazing and having an ocean facing balcony with 6 seats and doors that open to a bedroom and the living room was so nice. There’s also a large balcony on the parking lot side which was a bonus. Location was great, walkable to breakfast places, and several restaurants and bars.
